OUR ROLE

Because of our unique position as Notaries and Accountants The Shipley Group can assist purchasers, sellers and investors to wade through the various topics for the national or international real estate buyer. What are the issues with managing a real estate purchase from out of the Province or out of the Country? We can produce and review contracts, verify the information received from various sources, we are your advocate for reviewing and collecting the required information. We also have built up a network of contacts that can assist in many areas, for the investor.

INFORMATION GATHERING (Concierge Package)

We are embedded in the local real estate business and have access to information that may be of assistance to the out of province purchaser. In our Concierge Package, just fill in the services that you are looking for and we will provide you with an outline of the information you are looking for, for free. In this package we will list the services and outline the cost of proceeding further with a more detailed approach. We can also provide the names other professionals who may be able to assist you.

LEGAL SERVICES (Tim Shipley Notary Public):

Notaries can handle all areas of real estate transactions and we work closely with all major financial institutions and real estate firms in order to prepare the necessary documentation to complete the conveyancing process. Our legal services include review of real estate contracts and title information, preparation of Wills and Powers of Attorney, witnessing of signatures on Affidavits and Statutory Declarations as well the preparation of other legal documents that my be required.

TAX PREPARATION SERVICES (Shipley Enterprises)

We have been preparing Income Tax Returns and advising on tax matters for Victorians for over 30 years. From reviewing the tax implications of various real estate purchases, to the preparation of tax returns and assisting with bookkeeping needs, we handle all areas of accounting. We can also handle all correspondence with the various government tax departments. We can file returns electronically; send adjustment requests, order tax statements and request clearance certificates.

WHO WE ARE

The Shipley Group was started by Tim Shipley and his father William Shipley in order to bring together three smaller companies under one name. We have Shipley Enterprises, Ltd., which handles all tax related issues, Shipley & Associates that can handle searches and registrations issues and Tim Shipley – Notary Public that handles all the legal issues for real estate transactions and many other related legal issues.

There are very few companies that can offer you the services that we provide. We have dealt in the national and international markets for many years and have assisted many purchasers to sort out the sometimes complex issues with purchasing property. Over the years we have managed the purchase and sale of properties for clients located in Sweden, Hawaii, Toronto, and almost anywhere in the world, with trouble free service. The key to making any transaction pain and problem free is experience and the gathering of information.

Experience: We have numerous years in both the legal and accounting profession. And have a great depth of knowledge and experience in our staff, with specific expertise in many areas. We use all the up to date electronic methods that allow fast and accurate transactions.

Electronic Registration: We use Electronic Registration for our Property transfers, The Land Titles Office of British Columbia offers this service for the legal professions, but not all offices take advantage of this service. Electronic Registration makes out of province and country transactions a great deal faster and more accurate.

Electronic Filing: Also, when filing tax returns we also use the Electronic Filing system, offered by the Canada Revenue Agency, again speeding up any transaction and reducing the need for complex paper transactions.

Online Searches: Through Shipley & Associates and the Government Computer Systems (BC Online System) we can offer to our clients various registration services. For example, Property Searches, Corporate Searches, Tax Searches and many other services and procedures.
